Our process begins with a preliminary consultation, which involves an in-person meeting at the project site. During this meeting, we assess potential site constraints and discuss any planning or building control requirements. The primary goal is to establish a project brief that ensures the garden room is tailored to meet your specific needs.
A preliminary budget quotation is prepared for the project. This will cover the estimated cost of the garden room, service connections, and any additional work, such as landscaping and boundary treatments.
Once we agree on our appointment and the deposit is paid, we begin the first stage of design work. This typically includes sketch layouts and production of formal drawings. These help to visualise the garden room’s layout and unique features.
As part of the design process, our design team prepare a set of drawing packages from concept design to technical specification. If planning permission is required, then Close To Home Bespoke will act as the “planning agent” for managing applications and liaising with local authorities. It is during this stage that the drawing packages are prepared for a building control application. This ensures a smooth approval process.
The installation phase begins with clearing and levelling the site, followed by the installation of underground services and drainage. Foundations are laid using methods tailored to the project, such as ground-bearing slabs, concrete piles, or ground screws. The garden room is constructed with a timber and steel structure, featuring an insulated, weatherproof shell ready for the interior fit-out. Interior finishes are customised to your specifications, including options such as cabinetry, wall panelling, and coffered ceilings. Plumbing, drainage, and electrical systems are installed, tested, and connected to the main home, with all work certified.
Finally, the project concludes with the handover and aftercare process. Exterior landscaping is completed, which may include decking, patios, pathways, or planting. Any areas disturbed during construction are restored, leaving the site in pristine condition.
